Viewit Guarantor is a membership-based guarantor service for international students. We assess your eligibility and, if approved, provide your landlord with a contractual guarantee for your rent.
This is not an insurance policy and does not cover utilities, deposits or property damage.

Property
Designed for full-time students at accredited UK institutions and those holding a confirmed university letter.
Must be a residential lease within Greater London and be managed by a verified landlord or agency.

Required: Valid passport, proof of enrollment, tenancy agreement and your latest bank statement with a balance of 2.5x annual rent (consult your agent if you can't provide this)
Ensure your monthly rent does not exceed 40% of your total income and all contact details for your landlord are correct.

Tenant Membership Terms
What your membership provides
- Once approved, your Membership allows Viewit Guarantor to provide your landlord with a contractual guarantee for your rent. It can cover up to 12 months of contractual rent and is accepted by participating landlords as an alternative to a UK-based personal guarantor.

What is not covered
- Membership is not an insurance policy. It does not cover utilities, council tax, deposits, cleaning or damage costs, legal expenses, or any liability outside unpaid contractual rent under your Tenancy Agreement.

Membership fees
- The membership fee is equal to one month’s rent and is payable annually. This fee becomes non‑refundable once activated, unless otherwise required by law. Renewal for a second year may be complimentary if all rent was paid on time, no claims were made, and you continue to meet eligibility rules.
Guidelines
Guarantee Certificate & Claims Guide
The Guarantee Certificate is a formal document issued by Viewit Guarantor to your landlord once your Membership is approved and all required fees are paid. It confirms that we may guarantee your contractual rent under the terms of your Membership.
The Guarantee Certificate
It is provided to your landlord, not to you, and only applies to the specific tenancy and property named in the document. It does not replace your Tenancy Agreement or change your legal obligations as a tenant.
When it is issued
If you fall behind on rent, your landlord may submit a claim for unpaid contractual rent, providing evidence of arrears and complying with our claim process and timeframes. Claims are assessed individually and only relate to rent, not other tenancy costs.
How a claim works
If Viewit Guarantor pays your landlord under the Guarantee, the amount paid becomes a debt you owe to Viewit Guarantor. You remain fully responsible for repaying that amount and for meeting all obligations under your Tenancy Agreement.
